A certificate of insurance (COI) is the standard proof-of-coverage document — almost always an ACORD 25 form — that vendors, subcontractors and tenants provide before work starts. Reviewing one manually means checking each policy row: general liability limits, auto liability, workers compensation, umbrella coverage, the additional-insured and waiver-of-subrogation boxes, and every expiration date.
